Bain Capital Real Estate closed its third flagship fund at $3.4B in commitments. Marinas are a core investment thesis alongside industrial, open-air retail, and senior housing. About 30% already deployed including BlueWater Marinas JV acquisitions (Kent Narrows Boatel, Bayside Marine, Harbor at Lemon Bay, Boathouse Marine Center). $300M from current/former Bain employees. Fund III is behind the $3.8B target but ahead of Fund II's $3B.
